Nvidia’s Texas AI Power Play: Sitting on Both Sides of a $50 Billion Data Center Deal

A central server cabinet features a glowing "AI" symbol, while blue digital network lines flow across the room, illustrating artificial intelligence, high-performance computing, and large-scale data center infrastructure.
  • Nvidia is reportedly the unnamed tenant at Hut 8’s Beacon Point AI campus in Texas.
  • The firm lease value is $19.6 billion; the $50.2 billion figure depends on long‑dated renewal options.
  • Beacon Point is a large, power‑dense AI campus built to Nvidia’s DSX architecture, with first power targeted for 2027–2028.
  • Nvidia’s role spans architect, chip supplier, and possible tenant, echoing similar AI infrastructure deals tied to OpenAI, IREN, Alphabet, Cipher Digital, and Amazon.
  • Investors should separate signed lease commitments from optional renewals when judging long‑term revenue.

Nvidia (NASDAQ: NVDA) is reportedly the unnamed tenant behind Hut 8’s (NASDAQ: HUT) Beacon Point data center campus near Corpus Christi, Texas, according to the Financial Times, though neither company has confirmed it. If accurate, the deal would place Nvidia at the center of one of the biggest AI infrastructure projects in Texas.

The real lease value is $19.6 billion today

The headline number on the project is $50.2 billion, but that figure includes renewal options that may not be exercised for decades. The amount currently disclosed and contractually signed is $19.6 billion, made up of two 352-megawatt leases worth $9.8 billion each in base-term value. For investors, that distinction matters because the larger number is a ceiling, while the smaller number is the actual committed value today.

Beacon Point is built for large-scale AI demand

The Beacon Point campus spans 525 acres and has one gigawatt of secured utility capacity through AEP Texas. It is being built around Nvidia’s DSX reference architecture for large AI facilities, with Hut 8 expecting the first phase to go live in early 2027 and the second in 2028.

Nvidia may be involved from three directions

If the report is correct, Nvidia is doing more than supplying chips to the site. It designed the system architecture, provides the hardware, and may also be the tenant whose lease payments help support the project’s financing. That kind of overlap shows how Nvidia’s role in AI infrastructure may extend well beyond selling GPUs.

Similar patterns are showing up across AI infrastructure

The article points to other examples of the same trend. Nvidia is reportedly tied to a $250 billion debt discussion linked to OpenAI’s data center expansion, and it holds a $2.1 billion warrant in IREN Limited (NASDAQ: IREN) tied to a 5-gigawatt cloud computing agreement. Alphabet (NASDAQ: GOOGL) has also expanded its lease commitments around TPUs, while Cipher Digital (NASDAQ: CIFR) raised $810 million in junk bonds to fund a Texas campus leased to Amazon (NASDAQ: AMZN).

For Hut 8, the confirmed lease value shows how far the company has moved from bitcoin mining toward AI infrastructure. For Nvidia, the arrangement suggests the company may be embedding itself deeper into the economics of AI data centers as designer, supplier, and possible financial backstop. Investors in Nvidia, Hut 8, Cipher Digital, IREN, Alphabet, and Amazon may want to watch how much future backlog comes from signed contracts versus optional renewals, because that difference can shape how reliable long-term revenue really is.
